You don't need a full renovation to sell for more. The highest returns usually come from inexpensive, strategic improvements that help buyers picture themselves living in your home. Here's the prep checklist I give Central Florida sellers before we list.
Start at the curb
First impressions begin before buyers walk in. In our climate, that means fresh mulch, trimmed landscaping, pressure-washed driveways and walkways, and a clean, welcoming front entry. Curb appeal sets the tone for everything that follows.
Declutter, depersonalize, deep clean
- Clear countertops and pack away roughly a third of your belongings.
- Store family photos and personal items so buyers can imagine themselves there.
- Deep clean everything — kitchens, baths, windows, and floors especially.
- Neutralize odors; a fresh, bright home always shows better.

High-ROI fixes worth doing
A fresh coat of neutral paint is the single best dollar-for-dollar improvement. Updated light fixtures, modern cabinet hardware, and fresh caulk in bathrooms all read as 'well maintained.' In Florida, buyers pay close attention to the roof and HVAC — if yours are newer, we'll make sure that's front and center.
Staged, well-prepped homes consistently sell faster and for more. Buyers pay a premium for move-in-ready.
